

“The plan meets the Urban Design Guidelines for the area.” – Councillor Bradford regarding the 18-storey proposal in the Beach.
This couldn’t be further from the truth. The entire property from Queen to Eastern falls under Site Area Specific Policy 466 (see map below).
The Urban Design Guidelines for the area say: “The street wall for new developments will be set back a minimum of 4.8m from the curb and be a maximum of 12.5m high. Massing above 12.5m should be set back within a 45 degree angular plane up to a maximum height of 18.5m.”
In community presentation #2 from June 10th, slide 16 says “changes would require an Official Plan Amendment.” That’s because the maximum height “for the area” is 18.5m or 6-storeys! In what world does a 65m tall building meet these guidelines?
