

PROTECT OUR NEIGHBORHOODS' QUALITY OF LIFE
The Issue
We, the residents of TWIN RIVERS, CHELSEA OAKS, MCKINLEY OAKS, AND RIVER PLANTATION request the Board of County Commissioners of Manatee County to make the following changes as part of the Comprehensive Plan Amendment to the Traffic Circulation Plan as part of the review of PLN2106-0104.
- We request Mulholland Road -- from Gamble Creek to Rye Road -- to be removed as a future two lane rural collector thoroughfare. This change will remove this segment of Mulholland Road on the Map 5 Series of the County’s Thoroughfare Plan.
- We request Mulholland Road at Twin Rivers Trail (including 2500 feet west of this intersection) to be added to the Addendum of Table 5-1 of the County’s Thoroughfare Plan.
Extending the existing Mulholland Road from Ft. Hamer Road through to CR 675 will create many unintended consequences for the residents of TWIN RIVERS, CHELSEA OAKS, MCKINLEY OAKS, AND RIVER PLANTATION such as:
- Increased traffic
- Increased noise
- Increased crime
- Decreased privacy
- Decrease in property values
- Increase in unauthorized access to our amenities
- Destruction of protected wetlands and natural habitats for Florida wildlife
We are the residents that are directly affected by Mulholland Road. Some of us - reverse out of our driveways on Mulholland Road, our front doors face Mulholland Road, our mailboxes are located on Mulholland Road, we take our kids to the bus stop on Mulholland Road, we walk our dogs and ride our bikes down Mulholland Road, and our neighborhood holiday parade routes are along Mulholland Road. EVERY Twin River resident using our Manatee River access or going for a leisurely neighborhood drive are travelling on or intersecting at Mulholland Road. Every resident of RIVER PLANTATION and MCKINLEY OAKS access their homes via Mulholland Road. There is no impact study that can give you more answers than the RESIDENTS that use this road NOW, and AS IT IS. There is no other EXISTING thoroughfare that RUNS THROUGH an EXISTING neighborhood in Parrish. We didn’t move to a rural area for space, to then desire “convenient” thoroughfares running through our neighborhood to alleviate traffic or ease a commute. We appreciate the separation, and the safety it provides us. We understand the rapid growth that is transpiring in Parrish, but this is about the families that live on or near Mulholland Road NOW and the hardships we will face on a daily basis if Mulholland Road continues to be designated as a thoroughfare. Please remove the segment identified for it is in the best interest of us, those whom reside on it.
We also specifically request that the intersection of Mulholland Road at Twin Rivers Trail be included on the Addendum of Table 5-1 to designate that this intersection shall not have an entitlement for commercial node designation without Special Approval by the BOCC. All property to the North, East, and South of this intersection is that of Twin Rivers. The parcel directly to the West is zoned Agricultural Land. And west beyond that is additional residential neighborhoods. We are requesting this intersection to be added and in line with other intersections already included in Table 5-1 such as 1) Mulholland Road at Ft Hamer Road, 2) Mulholland Road at Rye Road, and 3) Mulholland Road at CR 675. This designation will not allow a commercial structure(s) to be located at this intersection, which is surrounded by homes of Twin Rivers residents, if it was to be developed, without specific and Special Approval by the BOCC, whereas it ensures us residents and taxpayers that we can provide input in the process.
