Petition to Stop the Proposed RV Park in Our Rural Community in the block of Yoder Rd, Zubrick Rd, Hamilton Rd & Feighner Rd in Allen County, Roanoke, IN
We, the undersigned residents, property owners, and stakeholders, respectfully petition the Planning Commission and Zoning Board to deny approval of the proposed RV park within our rural community.
Our community is characterized by its agricultural heritage, low-density residential development, open landscapes, natural beauty, and peaceful rural atmosphere. Many of us chose to live here because of these qualities, and we believe the proposed RV park is incompatible with the existing character and intended land use of the surrounding area.
We respectfully ask the Commission and Board to carefully consider the following concerns:
Compatibility with Surrounding Land Uses: The proposed RV park represents a significant commercial use that is inconsistent with the established rural residential and agricultural character of our community.
Groundwater and Well Capacity: Many nearby homes rely on private wells for their water supply. The increased demand associated with an RV park raises legitimate concerns regarding groundwater availability, water-table impacts, and the long-term reliability of existing residential wells. We request that a comprehensive hydrogeological study be completed before any approval is considered.
Traffic and Public Safety: Increased vehicle traffic, including recreational vehicles, trailers, and service vehicles, will place additional strain on rural roads that were not designed for high-volume commercial traffic. This may create safety concerns for residents, school buses, farm equipment, cyclists, pedestrians, and emergency response vehicles.
Environmental and Wildlife Impacts: Development of this scale has the potential to disrupt wildlife habitat, increase noise and light pollution, and diminish the natural environment that supports local ecosystems and contributes to the quality of life enjoyed by residents.
Loss of Scenic Rural Character: The open landscapes, unobstructed sunsets, and quiet surroundings that define our community would be permanently altered by a commercial RV development. These scenic resources are valuable community assets that deserve thoughtful preservation.
Quality of Life: Residents are concerned that increased noise, lighting, transient occupancy, and activity associated with an RV park are incompatible with the peaceful environment that homeowners reasonably expect in a rural residential setting.
Property Values and Community Investment: Many families have made significant financial investments in their homes based on the rural character of this area. Introducing an intensive commercial use may adversely affect neighboring property values and diminish the long-term desirability of the surrounding community.
We recognize the importance of responsible economic development. However, development should occur in locations where it is compatible with surrounding land uses and where adequate infrastructure and natural resources exist to support it without negatively impacting existing residents.
We respectfully request that the Planning Commission and Zoning Board place the long-term interests of our community first by denying the proposed RV park application or requiring a thorough review of its impacts on groundwater resources, traffic, environmental quality, infrastructure, and compatibility with the surrounding area before any decision is made.
We appreciate your careful consideration of the concerns expressed by the residents who live, work, and invest in this community. We ask that you preserve the rural character, natural resources, and quality of life that have long defined our area.
