

The new draft of the land development code has been released. The code draft and maps are at http://www.austintexas.gov/department/land-development-code-drafts The graph above shows clearly that Austin already has missing middle housing and the amount will go down (from 36% to 18%) as a percentage of our overall housing. Capacity for new housing will increase from 145,000 to 297,000 units, far exceeding the Austin Housing Blueprint's estimated need of 135,000 additional housing units in the City of Austin over the next decade. The vast majority of the new zoning entitlement is being given away for free with a measly increase in income restricted units (increasing from 1,500 to 9,000 units) when Austin's Strategic Housing Blueprint calls for 60,000 affordable units below 80% MFI over the next 10 years. This Land Development Code Revision Report Card deserves an F!
Here are a few things to know as you look at the map of your neighborhood:
+ RM1 (orange) allows 6 to 10 units on a lot with a minimum lots size of 5,000 sq ft. Duplex, cottage courts, and multifamily are allowed. Single family is not a listed allowed use.
+ R4 (gold) allows 4 to 8 units on a lot with a minimum lot size of 5,000 sq ft. Duplex, cottage courts, and multifamily are allowed. Single family is not a listed allowed use.
+ R2 (light yellow) allows up to 2 units on a 5,000 sq ft lot. A duplex in this zone can be 50% larger than what is currently allowed.
Please call and write the Mayor and Council to let them know this is not ok.
