"The City has not yet received a development application for 231 First Street so the future of the tree has not yet been reviewed. We consider it likely that the development application will include a request to remove the tree and this will have to be evaluated by Planning depending on what is proposed for the development and any alternative options.

Once there are drawings to review, that will make the discussion more focused.

The strata next door has offered a letter of support for removing the tree so that would likely satisfy the property line question. As noted below, replacement trees would be required if the tree is ultimately removed.We will endeavour to inform you once the development application is received."
