Subject: Petition to Remove Poisonous Plants, Improve Sanitation and Cleaning of the Community Dog Park, Provide Inspection Accommodations, and Implement Measures to Deter Coyote Presence
Dear [Apartment Management/Property Owner's Name],
We, the undersigned residents of [Apartment Community Name], are writing to express our collective concern regarding several critical issues within our community: the presence of certain poisonous plants, the need for improved sanitation and cleaning of the community dog park and common areas, the need for appointment accommodations for inspections, and the presence of coyotes. The health and safety of our residents and their pets are of utmost importance. We demand the immediate removal of these hazardous plants, the implementation of proper sanitation measures in the dog park and community areas, accommodations for inspections, and measures to deter coyote presence to ensure a safer and more inclusive living environment for everyone.
Issue 1: Poisonous Plants
Plants found in our community's landscaping are known to be toxic. These include, but are not limited to:
-Privet (Ligustrum spp.)(Any variety) (As confirmed and identified by community management by Email)
These plants can pose serious health risks if ingested. Pets are particularly vulnerable as they may unknowingly come into contact with or consume parts of these plants.
Potential Health Risks:
Privet: Berries and leaves are toxic, causing symptoms like abdominal pain, vomiting, diarrhea, and in severe cases, weakness, low blood pressure, and death. (These symptoms can be verified by any ASPCA poison control or veterinary point of reference under Privet poisoning)
Our Demands:
We demand that the management take the following actions immediately:
Identification and Removal: Conduct a thorough inspection of the property to identify all poisonous plants and remove them promptly.
Replacement with Safe Alternatives: Replace the removed plants with safe, non-toxic alternatives that will not pose a risk to residents or their pets.
Educational Awareness: Provide residents with information on plant safety, including a list of toxic and non-toxic plants, to raise awareness and prevent future incidents and allow the residents to make their own decisions accordingly.
Proper Information Distribution: At the time of reception of possibly prudent information. Ensuring that the proper informational awareness is dispersed to the residents of the community in a manor that informs them that this knowledge has been brought to the attention of the management. This is to include: Email, door notices, and posted informational signage on or around the areas in question along with common access areas.
Issue 2: Sanitation and Cleaning of the Community Dog Park
The community dog park is a valuable amenity for our residents and their pets. However, its current state of sanitation and cleanliness is concerning. Proper maintenance of the dog park is essential to ensure the health and safety of both pets and their owners. The current cleaning regiment leaves in question the attentiveness of the management to the health concerns of the pets located within their “pet friendly” apartment community.
Lack of attention to this matter alone will lead to a mass residential course of intervention to include legal action to protect the safety and well-being of the communities “pet friendly” environment. Also, to protect the continuity of a public amenity that is contributed to by the residents.
Current Concerns:
Uncollected Pet Waste: Presence of uncollected pet waste, which poses a health hazard and creates an unpleasant environment. This is in reference not only to the dog park itself but the pet waste collection containers around the community that go uncollected for extended periods of time.
Poor Hygiene: Inadequate cleaning and sanitizing of the park, leading to potential spread of diseases among pets. If the attentiveness of the staff cannot be increased, then proper tools and cleaning materials should be provided to the residents in the public spaces.
Unclean Watering Source: The watering source for dogs is not being cleaned regularly, which can lead to the spread of bacteria and illnesses.
Our Demands:
We demand that the management take the following actions to improve the sanitation and cleanliness of the community dog park:
Regular Cleaning Increases: Implement a regular cleaning schedule to ensure the dog park is kept clean and hygienic.
Proper Cleaning of Watering Source: Ensure the watering source for dogs is cleaned and sanitized regularly to prevent the spread of bacteria and illnesses.
Issue 3: Time or Appointment Accommodations for Inspections
Residents with working dogs in the home or persons with disabilities may face challenges during inspections. It is crucial to provide appointment accommodation within the proper California guidelines to ensure that these inspections do not cause undue stress or inconvenience. (This includes the rights to a specified time of entry as declared by California law for ALL residents)
Current Concerns:
Inconvenient Timing: Inspections scheduled at times that are not specified for residents with working dogs or disabilities and can cause significant disruption in the presence of their working animal.
Lack of Accommodation: Insufficient accommodation for the needs of residents with disabilities or service animals during inspections. This is fortified by the statements from the office to:
Get a dog walker.
Be here the full day.
Send them to daycare.
Have family watch the working animal.
Our Demands:
We demand that the management take the following actions to accommodate residents with working dogs or disabilities during inspections and changes to the specified time of entry for all residents:
Flexible Scheduling: Offer flexible scheduling options for inspections to accommodate residents' availability and needs for safety and health understanding.
Special Considerations: Make special considerations for residents with disabilities or service animals to ensure inspections are conducted with minimal disruption and maximum comfort.
Proper time of entry notification for all residents: As per California law. Providing the specified window of entry time on the date scheduled for entry.
Issue 4: Deterring Coyote Presence
The presence of coyotes in our community poses a threat to the safety of residents and their pets. Coyotes are known to be opportunistic feeders and can become aggressive, especially if they feel threatened or are protecting their young.
Current Concerns:
Safety of Residents and Pets: Coyotes can pose a direct threat to small pets and, in rare cases, may even threaten humans.
Increase in Sightings: There has been a noticeable increase in coyote sightings within the community, leading to heightened concern among residents.
Our Demands:
We demand that the management take the following actions to deter coyote presence in our community:
Resident Education: Educate residents on steps they can take to reduce coyote attractants, such as not leaving pet food outside and keeping pets indoors or supervised.
Professional Wildlife Management: Hire a professional wildlife management service to assess the situation and provide expert recommendations.
Gates and Openings: Identify entrance points into the community that could allow access to wild animals. (I.E. Gaps in fence and gate walls large enough to allow the passage of the wildlife, updating and resecuring broken or ill-fitting locking mechanisms.)
Benefits of Addressing These Issues:
Enhanced Safety: Reducing the risk of accidental poisoning among children and pets, preventing the spread of diseases in the dog park, ensuring residents feel safe and accommodated during inspections, and deterring coyotes from entering the community.
Peace of Mind: Providing a safer and more comfortable living environment for all residents and their pets.
Community Well-being: Demonstrating the management's commitment to the health, safety, and inclusivity of its residents.
We believe that taking these actions will significantly contribute to the well-being of our community. We expect your prompt response and immediate action on these matters.
Retaliation Disclosure:
We would like to remind the management that any form of retaliation against residents who have signed this petition or voiced their concerns is not only unethical but also illegal. Should any such actions occur, we will not hesitate to pursue all available legal remedies to protect our rights and ensure justice.
Thank you for your understanding and cooperation.
Sincerely,
