The site has 3 residences adjacent to it (as per map) and the zoning in the area would not normally permit a petrol station development. An OTR redevelopment would most likely follow their existing model of 24/7 We Never Close, 6-10 Fuel Pumps, Fast Food and Car Wash. Heathfield Motors is currently an 8am-4pm Mon-Fri Auto repairer with 2 pumps. Both the petrol stations in Stirling have restricted opening hours despite being in the business district.

Heathfield is a quiet Country Living area in a rural setting. Establishing a large service station at this high profile site will be an eyesore, 24/7, elevate background noise and out of character with the area. OTR can put forward a very persuasive argument with environmental reports and studies but you judge.
