ACT NOW – Protect Crozet! Say "No" to the Oak Bluff Development

To: Albemarle County Officials

We, the undersigned, strongly urge Albemarle County to reject the upzoning request for the Oak Bluff development (ZMA202300002) until a concrete, funded plan for the 240/250 Connector Road is established to address safety, infrastructure, and educational needs in Crozet.

The Issue:

The proposed Oak Bluff development in Eastern Crozet threatens to exacerbate the already overstretched infrastructure and community resources:

  • Dangerous, overcrowded roads: Current intersections cannot safely handle increased traffic.
  • School overcrowding: Crozet’s schools are already beyond capacity. Address school funding and capacity issues before approving additional housing.
  • Ignored community concerns: Local HOA leaders and Crozet residents have consistently raised valid concerns, yet these voices have been dismissed while developers enjoy unfettered access to County staff and leadership.

The Broken Promise:

The 240/250 Connector Road has been a cornerstone of the Crozet Master Plan for decades. Yet, Albemarle County has failed to deliver a definitive plan to build this critical infrastructure, even as new developments continue to strain our community.

Advancing the Oak Bluff development without the 240/250 Connector in place is irresponsible. This would amount to prioritizing and providing an access point or stub of a road to a private development over public safety and responsible growth.

Residents are left with another empty promise: "Trust us." 

Our Demands:

  1. Pause approvals: Halt the Oak Bluff upzoning process until a viable, funded plan for the 240/250 Connector Road is secured.
  2. Engage the community: Commit to transparent dialogue with Crozet residents to address safety, infrastructure, and school capacity concerns.
  3. Ensure responsible growth: Align all future developments with the Crozet Master Plan, including the timely provision of essential infrastructure.

Where: 401 McIntire Road
Why: Show your opposition to Oak Bluff and demand accountability from County officials.
