The Issue

The proposed development at 467-479 Wellington St West, #OLT-23-001250, off of on Draper Street, poses a significant threat to the aesthetic and structural integrity of our community. The current plans for this development include buildings that far exceed the average height in our area, as well as an intrusive loading/access ramp off Draper Street. These changes will not only disrupt the visual harmony of our neighborhood but also potentially increase traffic congestion and safety risks.

According to data from City Planning Toronto, most buildings in Old Toronto are between 3-4 stories high (City Planning Toronto). The proposed development's height significantly exceeds this average, which could lead to issues such as shadowing on nearby properties and increased wind speeds at street level.

Furthermore, the planned location for the loading/access ramp could cause additional traffic problems on Draper Street. As per Transportation Services City of Toronto report 2019, Draper Street is already experiencing higher than average traffic volumes (Transportation Services City of Toronto). Adding a loading/access ramp here would likely exacerbate these issues.

We urge city planners and developers to reconsider these aspects of their plan. We ask them to limit the height of their proposed buildings to align with those already present in our community and relocate their planned access ramp away from Draper Street.
