The Issue
Huntersville residents,
As a deeply concerned community, we must address the latest redevelopment proposals for Birkdale Village. The plans to raise building heights to 115 feet and build on existing parking lots will worsen traffic congestion, further exacerbate the existing parking nightmare, and drive customers away—threatening the unique charm and balance of our village.
Birkdale is not just a commercial center; it’s a community hub and home to many families. This development risks disrupting adjacent neighborhoods and compromising what makes our village special. Studies show increased commercial activity can escalate traffic congestion by up to 40%, and we certainly saw this after the initial redevelopment by NAP. We can’t let reckless growth destroy the balance between community harmony and progress.
A preliminary rezoning hearing is tentatively scheduled for February 2025. Please sign the petition to urge the Town Board of Commissioners to consider carefully ALL impacts of the rezoning request that has been submitted by Jamestown LP.
Together, we need to foster responsible growth while protecting the charm and integrity of Birkdale Village!
To view some of the interrelated parking, traffic and safety issues that are now a reality in the residential areas near Birkdale Village, please review the following videos:
-Emergency vehicle on a call using lights and siren, unable to turn off of Bridgeton Lane onto Cranlyn Road in The Greens at Birkdale Village. This video was shot on or about July 26th, 2024, an evening when there was live music being presented in Birkdale Village, causing overflow parking onto residential streets. Please watch to the end to see Emergency vehicle back up and change directions. https://www.youtube.com/shorts/wc-luMPxP08
-Water delivery vehicle blocked by cars double-parked on Bridgeton Lane on December 26, 2024 . Please watch to end to see how vehicles blocked the street and prevented passage of this truck. This vehicle was about the size of an ambulance but NOT as large as a fire engine, and it could not get down Bridgeton Lane. https://www.youtube.com/watch?v=i8FU8nD33zI
While these incidents were recorded close to the retail area, these types of delays could impact police, fire, and medical emergency response times anywhere in the residential areas adjacent to Birkdale Village. These delays could be enough to raise the risk of damage to property or be the difference between life and death regardless of where an emergency occurs in the residential areas near Birkdale Village.
Please sign the petition and ask your friends and neighbors to sign also. Please add your personal comments about the proposed rezoning of Birkdale Village. Please be factual and polite with your comments and observations, with no personal attacks.
For MORE impact, please also email your comments to Town Commissioners at jhunt@huntersville.org; abergsman@huntersville.org; adumas@huntersville.org; equarles@huntersville.org; lrivers@huntersville.org; nwalsh@huntersville.org; planning@huntersville.org.
