
Thank you to everyone continuing to support this petition. We are providing this update as the situation at Northfield remains unresolved, and residents are still facing significant delays and unfulfilled commitments from Evolution Homes Group.
Despite being shared only within a small local network, the petition has already reached over 12,000 views and 730 signatures, showing just how strongly residents feel about the ongoing issues.
Despite repeated assurances from the developer, including be awarded an extended completion deadline by council enforcement, there has been no activity on the estate since September 2025. The most recent timeline provided by Mr Evans has again been missed.
Northfield have spoken directly with the surfacing contractor, who confirmed that no further works will be carried out until they receive payment for the works already carried out in September. This directly contradicts the developer’s claims that delays are due to contractor availability. It also contradicts the developer’s representation to Council Enforcement on 10 December, which stated that works were ongoing or imminent and only awaiting contractor availability.

Current Position on the Ground
The reality on site remains largely unchanged:
• Streetlights: Four installed and operative.
• Pavements: Top‑coated awaiting inspection.
• Driveways: Majority remain unfinished.
• Ironworks: Some ironworks remain raised and are causing hazards, while the remainder have yet to be started.
• Roadways and Junction: Not started, remain incomplete, with no progress.
• Resin Driveway Upgrades: No resin driveways have been completed, and no upgrade payments have been refunded to affected customers.

Wider Concerns
The developer continues to cite financial difficulties, yet this is inconsistent with activity at newer developments linked to the Evolution Group where progress is at speed, whilst leaving customers at the three previous sites within North East Derbyshire in limbo and facing similar patterns of delay and unfinished works.
Evidence of financial hardship claimed by the developer can been evidenced back to as early as 2016 across multiple developments but contradicts his activities with new ventures, a concerning pattern of behaviour which must cease.
Northfields Next Steps
The Ombudsman around council enforcement is now monitoring to ensure full enforcement action is being considered without delay due to timescale, behaviours and developers claims.
All MPs and councils in the effected areas of current and future planned development areas have been notified and will be updated and monitoring.
Trading Standards around monies paid for resin driveways that remain unfullied nor refunded despite ample time and opportunity to do so.
In light of the above continued behaviours by the developer a media campaign and strategy are in the pipeline to avoid future customers having similar issues.
Due to active multi agency investigations, action has been taken through Companies House to prevent Mr Evans and the Evolution Group closing associated companies to avoid their commitments to their past customers, as such we have succeeded in suspending Mr Evans from closing some of his associated companies.
Northfield residents remain committed to securing the completion of the estate and ensuring accountability.
