No to re-zoning Mowbray Rd & Farran St for increased density apartment development.
The Issue
Franklin Bailie are canvassing the land owners in the two blocks surrounded by Mowbray Rd, Farran St, Felton St & Hafield St, Lane Cove North in an attempt to get the numbers to go to Willoughby Council to have that area re-zoned for medium and/or high density apartment living.
If you are reading this you have then witnessed what has happened on the Lane Cove Council side of Mowbray Rd.
* No infrastructure change
* Increased and dangerous traffic conditions
* No local street parking due to the increased population density now in the area
There has been no community consultation to the proposed development and no consideration to the changes that will affect the area of this proposed re-zoning.
* On the Lane Cove side the land drops away from Mowbray Rd to allow parking access from the rear streets from multiple access points. On the Willoughby side there is no land drop and very few traffic access points.
* Farran St is the primary traffic feeder for the Lane Cove North area for Mowbray School. With the increased street parking this will make Farran St dangerous for the children and all others attending the school.
* Where will sporting participants park on the weekends when Hatfield St and Harran St's are filled with high density street parking?
* The public transport options in this area are already well below what is required. As Mowbray Rd cannot handle more traffic no additional bus routes can be added making the traffic chaos for those who enter and leave this area.
* The only exit by car is either onto a already congested Mowbray Rd or the known "rat-run" through the Chatswood West residential area.
To date Willoughby Council has correctly zoned area's around the rail line and shopping precincts as medium and high density. Why would anyone consider rezoning a small area enclosed by parklands and a golf course to medium or high density?
Is there any advantage to the local residents, both current and future, to choke this area with more residents? The developers will say yes.
