Westtown Township does NOT need apartments on Crebilly Farm!

The Issue

Bozzuto Development Company, ISAOA; Crebilly Farm Family Associates, L.P.; Westminster Presbyterian Church of West Chester, Pennsylvania; and Westtown Partners, Limited Partnership (equitable owners of subject property) has filed a conditional use application which proposes a 260 unit Apartment Complex Development (ACD) with 400+ parking spaces on an 18.12 acre tract just to the south of the Westminster Presbyterian Church, along Wilmington Pike (Route 202). This proposed development would require a zoning change and a variance because of the length of the building. This development is to be accessed by a Connector Road exiting onto both 202 southbound and 926.

We, the people of Westtown Township, oppose Bozzuto’s proposed apartment complex on the Crebilly Farm property as we would like to maintain the zoning integrity of the township and feel as though an apartment complex directly affects our quality of life and property values.

Some specific reasons are listed below:

-Increased stress and use of our already burdened roads; We simply cannot take on additional traffic at the intersections of 202 and 926 and 926 and S. New Street

-Increased student enrollment in a nearby elementary school that is already overcrowded

-Crime is likely to increase with the type of development being proposed. Research clearly shows a direct correlation between low-income housing and an increase in crime, particularly property crimes when the low-income housing is surrounded by single family dwellings.

-Luxury apartment complexes will not be so luxurious in 5, 10, 15 years

-Lower property values of single family dwellings in the area.  

-Crebilly Farm is within the currently designated Brandywine Battlefield Landmark and it is likely that the property is an unidentified burial site of the soldiers that fought on Sept. 11, 1777
