Kingstowne has had enough. Vote NO on the Beulah/Steinway development as presented.

CraftMark Homes wants Fairfax County to approve 76 residential units on an approximately 11-acre site at Beulah Street and Steinway Street. About 7.7 acres of existing forest could be cleared to make way for the project.

At the September 17 community meeting, residents filled the room and raised serious concerns. The Kingstowne Residential Owners Corporation, representing approximately 5,300 homes, has voted 6–0 to oppose the application as presented. Island Creek has opposed it, too as well as many other residents in the surrounding communities of Hayfield, to include the very neighborhood Supervisor Rodney Lusk lives. 

But shockingly that is still not enough and by all accounts they are still wanting to Vote YES on this proposal!

Here is why we are asking Fairfax County to say NO:

• Flooding and runoff: What will happen when established woods are replaced by buildings, roads, and other hard surfaces? Residents questioned whether the proposed stormwater system will protect nearby and downstream neighborhoods, including areas toward Hayfield that already experience serious flooding.
• Size and neighborhood fit: Residents challenged the height, size, and density of the proposed homes beside existing neighborhoods. County officials need to explain how the proposal meets the standards required for the special exception.
• Beulah Street access: Residents raised concerns about increased traffic and people having to cross busy Beulah Street on foot.
• Parking: Residents questioned whether the plan provides enough parking for residents and visitors.
• Wildlife and habitat: Clearing the woods would destroy habitat and remove a natural buffer between communities.

The Franconia District Land Use Committee is expected to vote on its recommendation October 5. A community gathering after that vote is too late to inform it.

We ask the committee to recommend NO on SE-2025-FR-00044 as presented. We ask Craftmark Homes, whose affiliate filed the application, to change the proposal to a scale consistent with what this land was originally planned for, demonstrate how existing neighborhoods will be protected, and give residents time to review the changes. Otherwise, Craftmark should withdraw the application as presented.

• Ask publicly for an answer: Post on Craftmark’s Facebook page and on its Google listing.

2. Call and email county officials. Tell them you oppose this application as presented and want a NO recommendation:

3. Share firsthand flooding concerns. If your property or street has experienced flooding, tell Landgraf and Lusk exactly where and when it happened and report it via this form. Reference SE-2025-FR-00044 and attach photos if you have them.
