Vote NO on Crosswinds South development

The Issue

Dear Manatee County Board of County Commissioners, 

As residents of the Crosswind Point / Crosswind Ranch community in Parrish, we oppose the development of "Crosswinds South" (Robin R & Billie C Hamlin (Owners) – PLN2310-0160) as it is currently presented. 

Our primary concerns:

  1. Oak Hill Way is proposed as the ONLY entrance & exit for the proposed "Crosswinds South" development. We understand a traffic study may be conducted, but we can already tell you there are speeding and parking issues on this road. We've had to ask the County to implement speed mitigation devices at several locations along Oak Hill Way which only helped temporarily. The road is narrow and difficult to navigate due to increased traffic, parked vehicles, and raised manholes. Additionally, there is a dangerous curve just before the area that would serve as the entrance to "Crosswinds South". This blind spot creates a higher risk for accidents, even at low speeds especially with the addition of construction vehicles and eventually 94 homes with additional cars. This road and the development's exit/entrance MUST be addressed by the county prior to approval. 

  2. The Applicant (Clayton Properties Group / Highland Homes) will have an average price point that is lower than the average existing single family home price of Homes by WestBay homes in Crosswind Point/Crosswind Ranch which will bring down our home values even further. 
  3. It's been stated by the Applicant that the residents of "Crosswinds South" will NOT have access to Crosswind Point or Crosswind Ranch's current pool amenity center, however they will NOT be provided their own amenity. We will most likely see these residents using our amenities by jumping the fence or just having people let them in. This already happens with non-residents coming in since our community is not gated and our CDD does a poor job managing this. This will just make the situation worse. Even if the community of 94 homes are added to our CDD, that adds to a capacity that the facility and management likely can't handle. 

We strongly urge you to vote NO on the proposed "Crosswinds South" development.
