Here is an update from a meeting with the Village staff.
Thanks for your continued patience as we work through these questions and answers.
I had a scheduled meeting with Mike Jacobs yesterday. He is the Community Development Director for the Village. Reid Ottesen, the Village Manager, also took the time out of his schedule to be there.
Here are a few quick take-aways:
The developer may not have purchased the property from the Kinsch family yet. I'm still trying to find out. It says it's off the market, but it doesn't say if it sold recently. Julie Ranalli may be able to track this down.
The Village must be cautious that it complies with the Fair Housing Act of 1968. If proposals meet zoning requirements, they are approved.
Other developers had proposed more dense housing. This is because they didn't try to buy the additional land on the other side of the creek. Northpointe's purchase would include this land but not the homes on Cedar and Johnson that Kinsch currently owns.
I put some draft answers in. Northpointe is the best one to answer some of the questions. I was also able to pull some information from the state website. I also submitted a FOIA (see #7).
The Village is getting answers to the other questions. They are also busy preparing for Street Fest (this weekend) and then, of course, Labor Day is coming up. We should have the answers shortly after Labor Day. Any answers I get sooner, I will post.
The Developer may still be doing due diligence on the project and may not have reached a final decision yet. Hasn't submitted for building permits. Just submitted to see if the proposal would meet zoning requirements if they move ahead.
I submitted a Freedom of Information request to the State. They need to comply within 5 business days and can get a possible extension of 5 business days.
This seems to be a state-administered program so our state representative and congressman are the best people to reach out to.
The Palatine Police department have spoken to law enforcement in other areas where Northpointe has built properties and had very positive feedback.
