The Issue

Did you know? Valeri Development has applied to build an 8-storey 105-unit condo at the corner of Clarke South Park on at 1287 Costigan Road.
The residents of Clarke Community are joining forces to go against Town of Milton Council to ensure the requested Valeri Development building plans are not approved. They are also wanting to reduce the parking requirements from 1.5 resident parking space per unit down to 1.34
Our group would like to recommend a 4-storey condo that adhears to the 100 unit per net hectare by-law for this area.
Why should you care?
We want to keep the small town feel...An 8-storey Condo building in the middle of our neighbourhood does not reflect this desire.
- This condo is e 2X the size of most condos in our neighbourhood.
- It will tower over all other condos, homes and schools.
- Over 70% of condos in the Bristol Survey Area are 4-storey.
- WE DON'T WANT TO SET THIS PRECEDENCE!!!
- What is next? Hi-Rise buildings in our backyards?
Traffic = Dangerously out of control
Schools = Busting at the seams & overcrowding
Wet lands = danger to wildlife
Parking = increased congestion
Risk to the safety of our children and the community

FORMAL PETITION
We OPPOSE the Valeri Developments zoning application dated July 2016, regarding proposed development of an 8 floor 105-unit condominium apartment building at 1287 Costigan Road.
We PETITION the Town of Milton Planning and Development Department, Town of Milton Council, and Valeri Developments to:
- Town of Milton Planning and Development Department to recommend against the zoning application to increase density by 75% and reduce parking spaces by 13% through the development of an 8 floor 105-unit condominium apartment building.
- Town of Milton Council to vote against the Valeri Developments July 2016 zoning application.
- Town of Milton Council to direct staff to investigate options to amend ByLaw 126–2005 passed September 26, 2005, resulting in Residential High Density (RHD*68) zoning permitting an 8 floor 80-unit apartment building on 1287 Costigan Road land.
- Valeri Developments to consult and collaborate with the Clarke Community on identifying a mutually acceptable solution to the development of 1287 Costigan Road land.
Why We Oppose The Zoning Application:
- The zoning application is to amend the ByLaw to increase density by 75% to allow for the increase from 80 to 105 Units; and to amend the ByLaw to decrease required parking spaces by 10% from 1.5 per unit to 1.34 per unit.
- The increased density and decreased parking amendments would set a disastrous and irreversible precedence for future development in Milton – traffic and school congestion; stressed infrastructure and service.
- Established standard is 4 floor height for condominium apartments built since 2005 in the Clarke Area, and in Milton urban area, (of 24 condos in Clarke area: 17 – 4 floor, 4 – 5 floor, 3 – 6; of 27 condos in Milton urban area: 19 – 4 floor, 4 – 5 floor, 4 – 6 floor).
- An 8-floor condo apartment does not conform with established standard in Milton and would be the first of this height outside of the downtown core.
- The proposed development would be built on vacant land that boundaries on Neighbourhood Park and Natural Heritage land. Established standard for the surrounding perimeter of parks and natural lands is low density houses and medium density townhouses.
- This proposed development does not conform with established standard in Milton and sets irreversible precedence for Residential High Density on land carved out of park and natural land.
