Our research into the public records for 130 Pioneer Road has uncovered exactly who is trying to change the face of Merritt Island—and why they are doing it through a "shell company."
The NYC & Atlanta Connection
While the name on the application might sound local, the actual owner is Merritt Bidco SPV, LLC. This is what’s known as a "Special Purpose Vehicle" (SPV)—a corporate shell managed by:
• Brigade Capital Management (A private equity firm based in a Manhattan skyscraper).
• RangeWater Real Estate (A massive developer based in Atlanta).
Why use a "Shell Company"?
• Liability Shield: By using an SPV, the multi-billion dollar parent companies protect their own assets. If this project causes massive drainage failures that flood our neighborhoods or existing medical buildings, the "shell" company can simply walk away, leaving Merritt Island residents to deal with the fallout. They get the profits; our community holds the risk.
• The Infiltration: This shell company didn't just buy the 11-acre vacant lot; they already purchased Units 2 and 3 of the Merritt Medical Center II—which are currently occupied by doctors affiliated with Orlando Health. They are literally moving in on our local healthcare providers to force this project through.
Zoning is a Contract, Not a Suggestion
Here is the most important fact: RangeWater knew exactly what they were buying. When they purchased this land and the medical units in March 2025 for $1,020,000, it was already zoned for professional/commercial use.
Buying a piece of property does not give a corporation the "right" to change the rules of our community just to increase their profit margin. They have the right to use the lot as it is currently zoned. They are NOT entitled to a rezoning that could quintuple the property value to $5,000,000+ overnight at the expense of our infrastructure, safety, and medical district.
