I support the strike! UCL, take seriously the issues faced at Hawkridge House, take drastic steps to eliminate all pests and pay a decent refund proportionate to the disturbances and discomforts suffered as a result of construction and scaffolding.
The Issue
Support the Rent Strike!
Since 8 May residents at Hawkridge House are refusing to pay rent until the landlord pays a decent compensation for the problems caused by scaffolding and construction works that have taken place at the site for months. They also demand that the mouse infestation stemming from the scaffolding related to the works be exterminated.
Before moving in residents were told that the works would be over by January 2015. They were later informed that they would continue until July. This meant that the works were planned to run through the exam period - a breach of the Student Accommodation Code (http://www.thesac.org.uk/repairs). Works were only halted for the duration of exams after mass complaints and threats of action from residents.
Throughout the duration of the works Hawkridge House has been covered by scaffolding and webbing. Works taking place on the scaffolding have been unbearably loud, rendering revision and rest impossible. Furthermore, the scaffolding has prevented residents from enjoying the view they were expecting, prevented them from keeping their windows open and enabled mice to spread quickly throughout the building.The privacy of residents has also been repeatedly compromised and alarms and noise from the empty scaffolding continue to cause disturbances.
The steps taken by UCL to refund residents and mitigate these problems have been vastly inadequate in proportion to the suffering caused to the students who are paying tens of thousands of pounds to study at UCL and who expected to rent rooms where they could enjoy peace and quiet and an escape from the noise and bustle of campus.
We are withholding rent payments until these demands are met:
- Compensation is paid for each resident, in the monetary value of the whole of the period during which studies were disrupted by the erection of the scaffolding, drilling and and other works.
- UCL takes immediate and serious action to eradicate mice and other pests from Hawkridge House.
