As a long-term resident of our community, I remain devoted to preserving the quality of life that we currently enjoy. The proposed plan to construct a Circle K gas station on the corner of Hand Ave. and Nova Rd. threatens the tranquility, sustainability, and safety of our neighborhood.

Should the development proceed, the negative impact on neighborhood traffic will be immediate and severe. Increased congestion and alteration of local traffic patterns will be unavoidable. The concern is amplified by the fact that our roads are already stretched beyond their capacity during peak hours.

Moreover, the construction and operation of a gas station carry serious environmental risks such as groundwater contamination and air pollution, quite apart from the noise and visual disturbance that would be introduced into our quiet residential surroundings.

Inevitably, neighborhood properties' value decreases near such developments. According to a study published in The Appraisal Journal, commercial properties near gas stations had values lowered by 3.9 to 14.2%, depending on the proximity.

Our Environmental Conservation area is shrinking and more traffic will continue to decrease the amount of wild life in the area as well.

Let's take collective action to express our opposition of the Circle K gas station conditional zoning application. A safer, cleaner, and quieter neighborhood is a goal that must be shared by us all. Please call our local Commissioners and have your voice echo mine if you agree. The more of us they hear the stronger we are! They have not been approved and have to go through the Site Plan Review Committee before permitting!
