Trillium Forest Homeowners you should have recently received via mail a Letter of Intent for Rezoning of  the Centerville area from an Attorney Firm named Andersen I Tate I Carr.
What this Rezoning Letter means ----
 A Builder named Senior Design Group LLC has submitted an Application to Gwinnett County Planning and Development with the intent of being approved to build mixed housing choices to include Townhomes and Apartments in our area. 
The Plans are to build Townhomes first (Proposed Selling Price: $ 200,000 - $ 300,000) to be built across from the front entrance of the community, in the open lot between Evangel Community Church & Imperial Crossing subdivision.
Along with that will be planned mixed housing of Apartments and more townhomes. (No plans of standalone homes such as our Community, which is what this area is currently zoned for R-100 Zoning Classification)
How does this Rezoning affect Trillium Forest community and surrounding communities --
There is no guarantee that the Builder will keep the price point in the range of $ 200,000 - $ 300,000, which means they can lower the price point if needed in order to sell the units. Lower housing prices lowers our home values as well and homes in the surrounding area.  
The Apartments to be built will be a mix of all types of living and could include section 8 which could also affect our home values.
Not to mention the environmental impact this will present.  More cars entering into Centerville-Rosebud Rd which would create heavier traffic trying to get out of  the front entrance of our community.
What can we do as a Community to protect our Homes values ---
We can stop this Rezoning of Centerville - Rosebud Project and let Gwinnett County Planning & Development know that we do not want this rezoning approved.
