#tolakPjTOD - Polisi TOD padatkan PJ bergandaganda! Pemaju Untung PJ Sangsara
The Issue
Pernah dengar TOD (Transit Oriented Development) ?
The Transit Oriented Development (TOD) is a Selangor State policy initiative which has been forced upon urban residents particularly in Petaling Jaya, Subang Jaya, and other urban councils within the state, allowing an increase in plot ratio from 1:4 to 1:8 in all developments connected to the LRT and MRT. Even with the plot ratio limit of 1:4, which we are used to, the city’s infrastructure and utilities are already under severe pressure and we are feeling the strain.
TOD was supposed to be a good policy. But a blanket policy without strict procedures, customisation to local challenges, rules and guidelines is likely to be abused.
ABUSED it has been!
Most recently, the controversial A&W Project is a classic case of how flawed the TOD policy is. The State Policy as in its structural plan has been used by the authorities and developers as a blank cheque.
The TOD will have the greatest impact on our citiy; its population density, traffic, sewage, utilities, policing, schooling. The quality of life in PJ and SJ will be greatly affected. Yet the TOD was formulated, approved and executed without sincere public participation or thorough process and sincere implementation.
On this basis, we urge you to join the #TolakPjTOD movement to get the State of Selangor to put on hold the existing TOD policy in its present form and initiate thorough impact studies with sincere public participation so that a holistic policy complete with strict rules and guidelines can be legislated and strictly followed.
In the interim to prevent further abuses we call upon our mayor, councillors, planners and OSC members to strictly follow the existing MBPJ guidelines.
