I am writing to express my strong opposition to the proposed zoning ordinance that would permit the construction of duplexes and townhouses in the western area of Marshall Township, particularly along Warrendale Bayne Road, Markman Park, and Pleasant Hill Road.

 

This expansion raises serious concerns about its impact on the character, infrastructure, and environment of our community. One of Marshall Township’s most valuable assets is its low-density residential feel, which has attracted families and long-term residents. The introduction of higher-density housing developments could irrevocably alter this charm and compromise the quality of life for current residents. 

Here are several specific reasons why I oppose this proposal:

1. Traffic Congestion and Safety:

The proposed development would significantly increase traffic on already busy roads like Warrendale Bayne and Pleasant Hill. These roads are not designed to handle high volumes of traffic, and increased congestion will pose safety risks for both drivers and pedestrians, particularly near Markman Park.

2. Strain on Infrastructure and Services:

Higher-density housing will inevitably place additional pressure on our schools, emergency services, and utilities. These resources are already stretched thin, and this proposal fails to address how these added demands will be managed without negatively affecting current residents.

3. Environmental Impact:

The western area of Marshall Township is home to green spaces and natural habitats that would be at risk of destruction or degradation with this type of development. Protecting these spaces aligns with the Township’s commitment to preserving its environment for future generations.

4. Lack of Community Support:

Many residents have voiced concerns about this proposal, yet it feels as though community input is being overlooked. Decisions of this magnitude should reflect the desires and needs of the residents who call Marshall Township home.

I urge the Board of Supervisors to reconsider this zoning ordinance and focus on maintaining the integrity of our Township. Development should enhance, not undermine, the community we have built together.

Additionally, I encourage all residents to attend the upcoming meeting to voice their concerns and show that we stand united in opposition to this unneeded expansion. Our collective presence and input can help ensure that our voices are heard.
