Save the semi-rural character of Rye, NH! STOP development of tiny, non-conforming lots.

The Issue

We, the undersigned, are opposed to the recent development of tiny, non-conforming lots in the semi-rural districts of Rye including the Single Residence District.  Please stop this potentially precedent-setting violation of Rye’s zoning regulations by:
 
Rejecting the application for 245 Brackett Road (formerly 0 Brackett Road), Tax Map 19, Lot 96, for a special exception and variances to build on a vacant non-conforming lot partially within a wetland buffer.  Case# 27a-2021 and Case# 27b-2021

This project is an attempt to shoehorn a towering 3 level, 2600 total sq.ft. house/garage into a tiny ¼ acre (10,850 SF) narrow triangular lot, that is wedged between 2 existing homes that each have over an acre lot in size.  This tiny non-conforming lot overlaps a pond in the back, has a marsh wetlands and shoreline in the front and is within the Parsons Creek Watershed.   
 
Special exceptions and variances allowed on non-conforming lots especially vacant lots would:
·     Adversely impact and alter the essential semi-rural character of our neighborhood,
·     Decrease the property values of our neighborhood and throughout Rye,
·     Place added demands on Rye’s infrastructure and services, and
·     Disrupt Rye’s fragile environment.

Please help us preserve the semi-rural character of our neighborhood and the Town of Rye.
