Subject: Concerns Regarding Proposed Development Along Marley Neck Blvd
Good [morning/afternoon/evening],
I’m writing as a concerned resident regarding the proposed development of 800 townhomes along Marley Neck Boulevard. As well as the 1500, in Brandon Shores. It’s come to my attention that the developer is seeking modifications to current zoning regulations in order to construct additional townhouses closer to community intersections—requests that are not permitted under the current county code.
I respectfully urge our county officials to deny these waiver requests and uphold existing zoning standards. Allowing exceptions sets a troubling precedent and poses long-term impacts on our infrastructure, quality of life, and community character.
Key concerns include:
Strain on Infrastructure: Our current roads, schools, and cell networks are already under significant pressure. Increasing residential density without first addressing these issues will only worsen the situation.
School Overcrowding: Many local classrooms are already at or beyond capacity. Teachers are expected to manage more students than is reasonable, which affects educational quality and student well-being. I trust the county is reviewing the adequacy of school facilities in conjunction with any proposed development.
Poor Cellular Coverage: Residents across multiple carriers continue to face unreliable cell service, while being advised to rely on Wi-Fi calling or in-home boosters. These are not sufficient solutions—especially when it comes to public safety while commuting.
Traffic Congestion: Traffic along Ritchie Highway, Marley Station Road, Hawkins Point Road, and Fort Smallwood has become increasingly problematic. I urge the county to consider thoughtful and proactive traffic management solutions beyond additional traffic lights. Options such as traffic circles might offer improved traffic flow and safety.
Vacant Commercial Spaces: While commercial space in the development may benefit the area in theory, there are already existing vacant retail and commercial properties in better-trafficked locations. What assurances exist that these new commercial spaces won’t also remain vacant?
Police Staffing and Safety: With the county already facing law enforcement staffing shortages, can we ensure that an increase in both residential and commercial properties will be matched with proper policing and community safety measures?
Our community is not opposed to thoughtful, balanced development. However, growth must align with infrastructure capabilities and reflect the needs and concerns of current residents. I urge you to consider the long-term impacts of this project and ensure responsible planning that truly benefits the community.
