The Issue
Support Safer, Stronger Neighborhood Land Use
Dear Neighbor,
I am applying to purchase 3 out of 5 vacant lots next to my home at 3314 Blair Avenue, which have been LRA-owned for over 25 years. My goal is to transform this neglected land into something positive and beneficial for our community in Hyde Park. For too long, our area has been overlooked when it comes to investment, surrounded by blight, falling bricks, and disinvestment. We all deserve to live in a beautiful, walkable area, and this small project can be the starting point.
•The plan involves dedicating 50% or more of the land to green space, with trees & shrubs generously donated by Missouri ReLEAF, ensuring no out-of-pocket costs for the community. This green initiative will not only enhance our neighborhood's aesthetic but also improve air quality, reduce urban heat, and provide a peaceful retreat for families and individuals alike.
•Please note that 2 of the lots have green liens in which 50% of the land MUST be used as green space per MSD Project Clear & Green City Coalition. Lastly, you cannot build housing on on Green Lien Lots and after consulting with the CEO of GCC, my plan meets those requirements.
•In addition to donations from ReLEAF, I have gained direct support and guidance from the CEO of Green City Coalition - Mike Ziegler.
•As the owner of the lots I will be responsible for maintaining the lots which will be cut biweekly during spring, summer & fall - same schedule as my primary residence next door.
•Small portion of the lots directly next to 3314 Blair will be used for private parking pad and/or backyard space. (See pictures)
COMMUNITY BENEFITS
•Raises property values and improves curb appeal.
•Creates a safer, more walkable environment for kids and families.
•Reduces crime and illegal dumping by replacing neglected land with a maintained, welcoming space.
•Attracts future homebuyers and investors to Hyde Park and Old North.
I am committed to this project and have already secured free tree donations from Missouri ReLEAF to get the plan moving. But to make this vision a reality, I need your support. By backing my purchase of the vacant lots and the development plans, we can take a monumental step toward transforming our living environment.
