The Issue

We, the residents, homeowners, and stakeholders of historic Angelino Heights and surrounding Los Angeles neighborhoods, demand an immediate halt to the proposed 11-unit townhouse development at 1467-1471 RIDGE WAY, LA 90026.

A developer is attempting to exploit California’s new housing law (SB 684) loophole to completely bypass our historic preservation guidelines (HPOZ) and force a massive, high-density complex onto a narrow, single-family hillside lot at 1467-171 Ridge Way within a fast-tracked 60-day approval window.

This is not just an assault on our historic neighborhood—it is an immediate threat to public safety.
Our aging hillside infrastructure cannot sustain this level of rapid densification. Current fire hydrants on this specific block lack the necessary water pressure ("fire-flow") required to safely suppress a major fire for existing homes, let alone a dense multi-family compound. Furthermore, our streets cannot accommodate any additional street parking that will result from this 11-unit development.  

We are demanding that the City of Los Angeles:

  • Halt the 60-day ministerial approval clock immediately for Case File No. VTT-84909-SH-HCA.
  • Mandate a transparent, physical fire-flow test by LADWP and LAFD to verify if the water infrastructure on Ridge Way can legally support 11-units.
  • Enforce an independent traffic and emergency evacuation safety study for the historic hillside corridor before any building permits are granted.

The city must prioritize human lives and infrastructure over rushed developer deregulation.
