Stop the townhome development on Visalli Farm tract
The Issue
For years, developers have been eyeing the Visalli Farm Tract of land along Rt. 322, near the center of Mullica Hill, with plans to build 508 town-homes. 20% of these units are designated as affordable housing. While 102 of these homes might offer some relief to a small fraction of residents, but the overwhelming majority are indicative of a larger issue: prioritizing profits over the well-being of our town. This project is called "King's Court."
Please think about how this project will impact our small town.
- The "King's Court"project proposes to add a new traffic light at 322 and Cider Press Development increasing potential traffic delays during school and shore months.
- The "King's Court" proposal is asking for new roads in Cherry Lawn and Leigh Ct developments as a work around solution to satisfy Gloucester County's concern of emergency vehicle access to the new development. This road could be used for those who do not wish to wait in traffic and want to use these developments as a short cut.
- "King's Court" if approved would add more students to our small schools. If one house has one child, that's 508 new children.
- The "King's Court" requires hundreds variances that would otherwise not be approved every day Mullica Hill residents.
- The "King's Court" has plans for pickle ball court right next to a major US Highway.
- The "King's Court" relies on private trash pickup for the low income residents only. What happens when their trash is not picked up?
- The "King's Court" properties are not subject to any restrictions to rent, increasing the chances that these properties will be rented out and not be primary residences of those purchasing them.
The heart of this community is its residents, and their voices should be prioritized. For years, Mullica Hill residents have voiced their opposition to this project. Our concerns have remained overshadowed by interests aiming at profitability over community welfare.
It's time to take action. I encourage you to attend the Joint Land Use Board Meeting, scheduled currently for January 29, 2026; 7:00PM at the Harrison Township Municipal Building to express your views on this project. Please also sign this petition, so we can send a clear message that Mullica Hill deserves to be preserved for its residents, not sacrificed for development gains. We need sustainable planning, real consideration of community welfare, and responsible development that aligns with our town's capacity and needs.
