Here is our situation:
The Town of Clarkstown Planning and Zoning Boards are considering a proposal to allow a massive 220,000 square-foot distribution-warehouse to be built in the Executive Corporate Park on Route 303 in Valley Cottage, NY.
Lincoln Equities Group of Rutherford, NJ, a landowner/developer wants to remove nearly 20 acres of trees and wetlands to build their enormous structure. A number of concerns were raised that a project of this size and scale is out of character for our community and additionally:
- A major concern is the number of tractor-trailers, one every six to seven minutes - or about 250 trucks per day, every day and night, and possibly many more - clogging our two-lane, residential road.
- The proposed building will be operating on a 24/7 schedule, which means the surrounding homes, schools, nursing homes, businesses, and homeowners will be breathing in diesel exhaust, fumes from idling trucks, and experiencing industrial noise each and every day.
- Exposure to high levels of air pollution increases the risk of respiratory infections, heart disease, lung cancer, asthma, and is the biggest environmental risk for early death. Our children, the elderly, and infirm are most at risk.
- Community members have said they will be avoiding the shopping centers due to traffic concerns. They will take their business elsewhere.
- Lincoln Equities is asking for additional height variances and knockout doors to maximize their profits.
- The benefit for the community is limited, as there will only be 10-15 jobs created, in addition to tax breaks given to this company to build in Valley Cottage.
Clarkstown is designated the "Industrial Park" in the Clarkstown Comprehensive Master Plan, meaning more and more industries like this are on the way!
