Protect Bridgehampton’s Residential Neighborhoods — Oppose the Expansion of Topping Rose House
Living next door to the Topping Rose House in Bridgehampton was once a charming experience. Unfortunately, as the property’s event activity has increased, that experience has changed dramatically.
The proposed expansion—including underground parking, expanded event capacity, and a wastewater treatment facility—raises serious concerns for the surrounding residential neighborhood. Residents should not be expected to sacrifice the peaceful enjoyment of their homes, the character of their neighborhood, and the quality of life in Bridgehampton to accommodate the continued commercial expansion of a single establishment.
Those of us who live nearby already experience significant disturbances associated with the property. These include noise from dumpsters, amplified music and DJs every weekend all day long, weekend events, buses, event traffic, and activities extending into the evening and, at times, occurring early in the morning.
I have personally had to contact the police on three separate occasions because of issues associated with events at Topping Rose House, including an event bus parking on my property and continuous excess noise. There have also been Sunday-morning activities involving amplified music and frequent weekend events that make it extremely difficult to enjoy the peace and privacy of my own home. Which can be heard by more than 20 residential homes.
I purchased a home in a residential neighborhood. I did not purchase a home with the expectation that the adjoining area would increasingly function as an expanded catering, entertainment, hotel, and event complex.
Also concern is the use of nearby residential lots associated with Topping Rose House. These properties are residentially zoned, yet residents have observed them being used ias employee housing and public or private events, including weddings and car-related events. The Town should carefully examine whether these uses comply with existing zoning requirements and restrictions.
The proposal to place parking underground also deserves close scrutiny. Removing surface parking may appear to reduce the visual impact of vehicles, but if the land above the garage is subsequently available for gatherings - additional lawns, gatherings, weddings, parties, or other events, the project could substantially increase the intensity of commercial activity immediately adjacent to residential homes.
This is not simply a disagreement about one hotel or restaurant. It is a larger question about zoning, precedent, and the future character of Bridgehampton.
If residential properties can gradually be incorporated into increasingly intensive commercial operations, what protection do surrounding homeowners have? Allowing commercial activity to expand onto residential land risks creating a precedent that could permanently alter the character of our community.
The proposed wastewater treatment facility also deserves careful and independent environmental review. Residents are entitled to clear information regarding its location, capacity, operation, maintenance, potential odors, noise, groundwater implications, and its proximity to surrounding homes.
Reasonable businesses and residential neighborhoods can coexist, but there must be limits. Expansion should not come at the expense of the people who live here every day.
We are asking the Town and all relevant boards and agencies to:
Reject any expansion that increases the intensity, frequency, or size of events at Topping Rose House.
Protect residentially zoned properties from inappropriate commercial use.
Fully investigate the current and proposed use of adjoining residential lots.
Require meaningful noise, traffic, parking, environmental, and wastewater studies before granting additional approvals.
Ensure that existing zoning requirements, permits, occupancy restrictions, and noise regulations are consistently enforced.
Consider the cumulative impact of Topping Rose House’s existing operations together with the proposed expansion—not simply evaluate each component in isolation.
Protect the residential character and quality of life of the surrounding Bridgehampton neighborhood.
Our community should not be required to absorb ever-increasing noise, traffic, commercial activity, and environmental impacts for the benefit of one establishment.
