The Issue

Our neighborhood is facing an imminent threat that could change the fabric of our community forever. A commercial business aims to purchase the property at 2338 W 2200 S, with the intention of re-zoning it from residential to commercial. Their plan is to tear down the existing home and erect a massive 100 by 350-foot warehouse and office building. This facility will not only house 50-75 employees but will also include a fleet of trucks, trailers, and construction equipment. The repercussions of such a development in the neighborhood we all love so much are extensive and troubling.

The introduction of a large commercial building will significantly alter the nature of our neighborhood forever. Increased traffic, noise pollution, and potential safety hazards are just the tip of the iceberg. Our streets, will no longer be safe for children walking to and from school or waiting at their bus stop and residents trying to utilize the trail located just 3 houses up the street. Our street will become congested and undoubtedly dangerous with the influx of commercial vehicles and heavy machinery. Beyond this, our property values will decline, impacting the homeowners in our neighborhood financially. 

There are environmental concerns as well. The construction of such a large facility could lead to drainage issues, the ability to grow crops and feed our livestock, increased pollution, and a reduction in the greenery that many of us moved here to enjoy. Transforming a residential area into a bustling commercial hub not only raises concerns about our physical environment but also disrupts the social fabric of our community. 

We understand that businesses need to grow and expand, but this should not come at the cost of sacrificing the well-being and harmony of LONG established neighborhoods and communities. There are alternative locations within zoned industrial areas that are more suitable for such developments without the detrimental effects on residential communities. This piece of property just happens to be more financially affordable for them. The city council allowing this based on a "potential" re-zone in a real estate contract because of what the Master Plan says, is an incredibly dangerous precedent to set going forward. If this one gets approved, why wouldn't others start trying to do this as well? 

We urge the city planners and council members to carefully consider the lasting impact that re-zoning 2338 W 2200 S to commercial could have on our lives and our livestock. Please stand with us in preserving the integrity of our neighborhood by denying this re-zoning request.
