Please support our local community and ask Doncaster Council to carefully consider residents' concerns!

We, the undersigned residents and members of the local community, are asking the City of Doncaster Council to carefully consider the concerns raised about the updated and amended planning application 26/00411/OUTM, which proposes the construction of 200 houses on land south of Ladycroft Road, Armthorpe.

We recognise the importance of carefully considering development proposals, but we believe this development could have a significant adverse impact on the local community and surrounding area.

Our concerns include:

🚗 Traffic and highway safety

The development would introduce additional vehicles onto a network that is at capacity and already experiencing a total breakdown in flow, resulting in severe delays and safety risks. We are concerned about the impact this additional traffic could have on highway capacity and pedestrian safety, particularly when considered alongside other committed developments in Armthorpe, Edenthorpe and Auckley.

🌳 Loss of green space and countryside

We are concerned about the loss of existing green space and the effect that development would have on the countryside setting and rural character of this part of Armthorpe.

🏘️ Impact on the local community and infrastructure

We are concerned about the cumulative impact of this development on existing local infrastructure including Doctors, Dentists, schools and nurseries and the surrounding community with committed development to still show their impact on such services.

🌿 Trees, wildlife and the local environment

The proposed development raises concerns about the potential impact on mature TPO protected trees, wildlife and the local environment, as well as the character and appearance of the surrounding area.

🏠 Impact on neighbouring bungalows

We are particularly concerned about the potential overbearing impact on adjacent bungalows contrary to Local Plan Policies 41 and 42.

🚧 Access

We also have concerns regarding unresolved access issues associated with the proposed development with no second access for emergency use as requested for safety.

What we are asking for
We are asking the City of Doncaster Council to give full and careful consideration to these concerns when determining planning application 26/00411/OUTM.
