The Issue
Stop the overdevelopment of Ken Caryl.
Overview: There are over 60 acres of beautiful open space that are in the process of being developed in the Ken Caryl valley. This will include over 700 units of single family, multi family (our houses and apartments) and will bring over 2,000 new residents into a very small space in Littleton.
It will burden Ken Caryl valley & Littleton residents by:
- Heavy road construction for new entries and exits.
- Increase general traffic in Ken Caryl.
- Put larger burden on schools in the area.
- Bring heavier traffic into common businesses like grocers.
- Affect home values due to overdevelopment.
- Will dramatically affect the wildlife and open space, as well as the trails, biking routes, and scenery that we love in Ken Caryl.

Parcel A Land Development Plan
North American Development Group (NADG) purchased land for new home development in the Ken-Caryl Ranch Plains. The potential sale of this land was announced one year ago, and the sale of the land was completed at the end of 2020. This land is privately owned and was not owned by the Master Association. A total of approximately 700 units (single-family, townhomes, and multi-family) are proposed over the three parcels of land. The land is currently zoned for residential use and includes the following locations:
* East of C-470 and north of Ken Caryl Ave. (Parcel A and C)
* Southwest corner of Ken Caryl Ave. and Chatfield Ave. (Parcel B)
NADG updated the draft conceptual site plan for one of the land parcels, called Parcel A, that is located east of C-470 and north of Ken Caryl Ave. in an area known as the North Bowl. The original conceptual plan for this parcel proposed 293 units, but the new draft plan is for 248 units. NADG will send updated conceptual plans for the other two parcels at a later date.
