Stop the Overdevelopment of Clavis, 96 Meols Drive
The Issue
A planning application (APP/25/01927) has been submitted for Clavis, 96 Meols Drive, proposing major demolitions and large extensions to the historic building to create six apartments, along with building two new houses in the plot's garden (House A - 2.5-storey [~9m], House B - 1.5-storey [~7.5m]). Altogether, the scheme would result in nine dwellings on a single historic villa plot within the Meols Drive Conservation Area.
WHY THIS MATTERS
The proposed development constitutes inappropriate and harmful overdevelopment of a highly sensitive site within the Meols Drive Conservation Area. The scale and intensity of the scheme are contrary to the special interest and character of the area, as set out in the recently adopted Meols Drive Conservation Area Appraisal and Management Plan (2025), and fail to comply with key heritage and design policies in the Wirral Local Plan 2022–2040.
OUR PRIMARY CONCERNS
- Overdevelopment and plot intensification that conflict with the low-density, spacious character of the Conservation Area
- Excessive height and massing of the proposed ~9m, 2.5-storey dwelling (House A) facing the Royal Liverpool Golf Course
- Harmful screening and loss of important views toward the historic Clavis building, and further towards St Andrew’s Church
- Significant alterations to Clavis itself that undermine its architectural integrity and contribution to the Conservation Area
These impacts run directly counter to the policies designed to protect this sensitive location.
WHAT WE’RE ASKING FOR
We respectfully request that Wirral Council refuse this application in order to safeguard the heritage, character and landscape of the Meols Drive Conservation Area.
