Stop the over-densification of Toronto

The Issue

The GTA is being developed at an alarming rate.  Services and green space cannot be maintained or matched to keep up with massive condo developments in small spaces.

We want to be able to work with developers, Municipal Governments and the Ontario Provincial Government to create growth that will support an increasing population and reduce cost of living.

Right now the Government is using aggressive tactics and disrespectful community awareness to create dangerous city growth and poor living conditions resulting from over-densification.  This petition will let them know we want to work together for healthy community growth:  Our Petition outlines one such development but this action cascades to put pressure against many more poorly planned projects:

Petition to DRAW THE ATTENTION OF Toronto City Council & Local MPPs

1. THAT the CITY PROPOSAL at 2444 EGLINTON AVENUE EAST IS:         Excessively High-Density (925 units) in 20, 30 & 40 stories condos and it is proposed they will be built on just 2.5 acres in the North Parking lot. The result will be loss of 400 parking spots.

·         Significantly Tall Buildings will block out the sun (SHADOWING) which will have negative health effects for many Rainbow Village & Treverton Park Residents.

·         Lack of space to support a safe family-oriented community:

·         It is very close to the Gatineau Hydro Power lines and GO Transit lines. 

·         Risks for Safe Pedestrian Traffic, cyclists, service deliveries to and from Eglinton Avenue and accommodate ALL TTC & GO Transit access on an existing busy Service Road.

2. THAT the OVER-DENSIFICATION which is approved by our City for the additional Public & Private Developments will likely see an Increased Population with Lack of Services throughout the City due to lack of planning.

·         INFRASTUCTURE (Water, Sewage, Roads, etc..) and access to many other services will not be able to support the planned rapid growth plans.

·         We will see Increased Traffic, Reduced Retail spaces, Limited access to Recreational Facilities and Green Spaces. Our Scarborough Schools and Hospitals are already overcrowded.

·         NEW Housing Developments are also NOT AFFORDABLE and will increase stress on current municipal and social services

3. THAT the KENNEDY STATION (Major Transportation HUB), will be removing a significant amount (400+) of PARKING.

·         The North lots for TTC & GO Transit will be removed due to the 2444 Eglinton Development. The SRT (Scarborough Rail Transit) line will be discontinued in the fall of 2023. It is proposed that shuttle buses will be substituted traveling both ways on Brimley, Midland & Kennedy at approximately 1 bus per minute during rush hours.

·         TTC will also need to remove some of the South Parking lot to accommodate the additional buses which will be required until the Subway is completed in 10-12 years.    

·         It should also be noted that there are no plans to provide Parking at the new Scarborough Subway stations.

·         The reality is that people are commuting via their cars to take transit and are now going to be significantly impacted to access Transit.

THEREFORE, we, the invested Property Owners & Residents of Scarborough and the City of Toronto, call upon the City of Toronto Mayor, our respective Councillors and our Provincial MPPs;

TO

·         STOP the 2444 EGLINTON Avenue East Development at this time until Best Practices for Infrastructure Services, building height standards are respected and acceptable to Residents before any further development considerations are approved at the site and any nearby proposed in the surrounding area ;

·         MANDATORY INFRASTUCTURE PLANNING is confirmed before any development can be considered and/or awarded and that Proactive Community Group Meetings involve local property owners & residents within the City to ensure Transparency. 

·         PROVIDE GENTLE DENSIFICATION, Proactive Communication for ALL Scarborough & City Residents surrounding Kennedy Station & ALL City Development with respective City Planners to ensure local concerns are resolved before awarding to any Developer. The City will also cover any Costs for residents/groups if required to go through any Appeal Process.
