We cherish beautiful Muskoka Bay and Cliff Bay as integral parts of our lives, havens that embody the spirit of our community in Gravenhurst and the entire Muskoka region. The proposed over-development of the former Muskoka Regional Centre by Cliff Bay Muskoka Corp. and the sale of lakebed to the developers, threatens to irrevocably alter the character of this cherished area and poses significant risks to our environment.

This plan and the draft Minister's Zoning Order (MZO), seeks to fast-track this massive development without the thorough public consultation and environmental assessment processes that are essential in preserving our natural surroundings. The unique ecosystems of Muskoka Bay, home to diverse wildlife and the source of drinking water for many, could be severely impacted by such rapid development, undermining efforts to maintain environmental integrity.

Fast-tracking development without due diligence poses irreversible consequences not only for our beautiful bay but for the wider Muskoka community, known for its pristine landscapes and tranquil atmosphere. This move could set a dangerous precedent, signaling that private economic interests are placed above environmental protection and community values.

The Proposed MZO Will:

• Override local planning authority, decisions, and oversight
• Permit multiple buildings as tall as 6 storeys (up to 82 feet high)  
• Permit high density construction of over 1,200  units
• Enable the sale of lakebed to developers
• Allow for two over-water restaurants and villas/cottage over water
• Allow the construction of a 260-foot pier in Cliff Bay
• Authorize numerous additional docks, each up to 60 feet long

We urge the Ontario government to not issue the MZO requested for Cliff Bay Muskoka Corp. and KS Group of Companies. Without this action, the natural beauty and ecological balance of Muskoka Bay are at stake. We call for transparent processes through which community members can voice their concerns and collaborate on sustainable development solutions. It's crucial to balance progress with preservation, ensuring that future generations can enjoy the same Muskoka Bay we cherish.
