We, the residents of Plantation and surrounding neighborhoods, urge the City of Plantation City Council to REJECT the recommendation of the Zoning Advisory Board and deny any rezoning or development approval that would allow a multistory residential/commercial building at or near the intersection of Broward Boulevard and 70th Avenue.

This proposed development would significantly harm our community in the following ways:

•  Increased Traffic – Broward Boulevard, Peter’s Road, University Drive, and I-595 already experience heavy congestion. Adding a multistory building with residential units and commercial space will worsen traffic, create safety hazards for drivers and pedestrians, and further strain these already overloaded roadways and intersections.

•  Sewer and Drainage Overload – Our existing infrastructure was not designed to handle the additional demand from high-density multistory development. This raises serious concerns about sewer capacity, flooding, and drainage problems during heavy rains.

•  Loss of Historical Character – Plantation has a unique history and lower-density residential character that residents value. A large multistory building at this location would permanently alter the look and feel of the area and set a harmful precedent for future development.

•  Negative Impact on Property Values – Nearby homeowners face the risk of reduced property values due to increased density, traffic, noise, and loss of neighborhood character.

We respectfully but firmly demand that the City of Plantation City Council:

1.  Reject the Zoning Advisory Board’s recommendation regarding this development.

2.  Deny any rezoning or special exceptions that would allow multistory residential/commercial development at this location.

3.  Preserve the existing zoning that protects the residential character of the surrounding area.

4.  Prioritize the quality of life, infrastructure capacity, and historical integrity of Plantation over high-density development.

Please stand with Plantation residents and protect our neighborhoods from inappropriate high-density development.
