We, the undersigned, respectfully urge the City of Malibu Planning Commission and City Council to halt approval of the proposed development at 25200 Pacific Coast Highway due to serious concerns regarding public safety, geological instability, and environmental impact.
This project site is located in an area known for landslide risk and unstable coastal geology. Malibu has a documented history of slope failures, erosion, and shifting terrain — particularly along Pacific Coast Highway. Proceeding with development in such conditions demands the highest level of scrutiny, transparency, and independent verification.
We believe those standards have not yet been sufficiently met.

Our Concerns Include:
1. Public Safety in a Known Landslide by adding irrigation water.
Water is the trigger for landslides. Landslides and irrigation water do not stop at property lines. The safety of residents, neighboring property owners, motorists, and first responders must come first. Adding irrigation water to a known slide increases risks to life safety and property damage. The City has installed water pumps pumping out excess water out of the hill and this hill will now add water to the known landslide.
2. Public Views along the Scenic Highway
Iconic views gone forever would now be only visible from the new residence.

Views of Palos Verdes, horizon, and blue water blocked. Story poles show mass of house.
Blocking iconic views may further hurt local businesses that are still recovering from the fire.
Malibu has suffered enough from fire and landslides. Many of us are struggling with fire rebuilds and we are still raw from experiencing the fire. Some of us are still completing repairs and rebuild from the previous Woolsey fire. We cannot afford to approve projects that may create irreversible damage and life safety risks.
We ask the City of Malibu and Coastal Commission to protect our community, our coastline, and our safety by stopping this development until all concerns are fully addressed.
Public safety must come first.

Concerned Citizens of Malibu Road Inc. is a tax-exempt organization under Section 501(c)(3) of the Internal Revenue Code. Donations are tax-deductible as allowed by law. All unused funds will be returned when the organization folds. Funds are used for attorney fees, forensic geologist and engineer fees, exhibit creation fees, website costs. Create website to allow ease of access to geologic reports.
