Stop the Elk Ridge Subdivision proposal

The Issue

Developer Justin VonLoh is proposing to build 36 duplexes north of Riverview Drive in Blair, Nebraska. These duplexes will be approximately $275,000 to $325,000 per side. At the Preliminary Plat Hearing, the following issues were brought up by community members. 

1) The amount of traffic that will be focused to 3rd street is alarming. Estimated on the lower end of 60 additional cars traveling through this area. The curve at 3rd street to Riverview is already a tight squeeze.

2) Damage to the road from the loads of dirt that they will be moving in and out will be unavoidable.

3) The vast ecosystem that thrives in that area will be displaced. Observed eagles, hawks, and owls will have their habitats removed. 

4) 2017-2021 average income from the US Census for households in Blair is approximately $68,000. This development is not the affordable housing that Blair needs. 

5) The community already has large amounts of development in the Deerfield area, by Dana College, and south of town in the development off of Hwy 30. The purpose of this subdivision is very income-driven by the developers, not off of the needs of the community.
