

STOP THE EL DORADO REZONING: Protect Miami Gardens Homes from Industrial Expansion
The Issue
We, the residents and supporters of Miami Gardens, urge the city council and Mayor to reject El Dorado Furniture's request to rezone residential land for industrial use to facilitate the expansion of warehouse and distribution operations adjacent to our neighborhoods.
While El Dorado already maintains its corporate headquarters in Miami Gardens and does not give back directly to the Miami Gardens Venetian Community, this proposal seeks to convert approximately 4.21 acres of residential land into Light Industrial zoning for warehouse loading, unloading, staging, and distribution activities.
This rezoning threatens the character, safety, and quality of life of nearby residents and raises serious concerns regarding compliance with the City's own Comprehensive Plan.
Why We Oppose This Rezoning
Protect Residential Neighborhoods
The proposed industrial expansion would be located adjacent to homes, schools, and a preschool, introducing additional warehouse and freight-related activity into an established residential area.
Increased Truck Traffic
According to the applicant's traffic study, the site currently generates approximately 133 truck movements during peak and morning operating periods combined. The proposal would increase that number to approximately 147 truck movements, further intensifying freight activity in a corridor already burdened by commercial traffic.
Health and Environmental Concerns
Residents have expressed concerns regarding diesel emissions, air quality, noise, lighting, stormwater impacts, pedestrian safety, and the cumulative effects of industrial operations located near homes and children.
Comprehensive Plan Policies That Must Be Addressed
Before any approval is granted, the City must publicly demonstrate how this proposal complies with the following Comprehensive
Plan policies:
Policy 2.5.3 – Compatibility with Surrounding Uses
Requires compatibility with surrounding residential neighborhoods, schools, and community facilities.
Policy 2.4.2 – Traffic Reduction and Freight Movement
Requires minimizing external freight trip generation and avoiding directing heavy truck traffic onto local roadways.
Policy 2.6.4 – Protection of Residential Neighborhoods
Requires industrial uses to have minimal or no adverse impacts on adjacent residential communities.
Policy 2.5.2 – Consistency of the Comprehensive Plan as a Whole
Requires zoning decisions to be consistent with all Comprehensive Plan policies, not solely future land-use designations.
Policy 2.11.3 – Environmental Health and Air Quality
Requires protection of air quality, water quality, environmental health, and mitigation of impacts associated with diesel emissions and vehicle exhaust.
Our Request
We respectfully request that the Mayor, City Council, Planning and Zoning Board, and City Administration reject this rezoning application unless they can clearly demonstrate compliance with all applicable Comprehensive Plan policies and prove that nearby residents, schools, and community facilities will not suffer adverse impacts.
Miami Gardens residents deserve growth that respects our neighborhoods, protects our families, and honors the City's commitment to responsible planning.
