1. River Mease HRA/nutrients; this site is within a Special Area of Conservation for the River Mease and the proposal is built on a mitigation plan that hasn't been finalised or proven scientifically (by law) to work.
2. Biodiversity Net Gain & green/blue corridors (10% Biodiversity Net Gain with fixed buffer widths & dark-corridor lighting).
3. Highways (traffic impact from this side of Ashby in conjunction with other sites such as Money Hill/Burton Rd).
4. Drainage (undocumented pipework, undocumented water ditches, surface run off during and after construction onto Special Area of Conservation). Access/deliverability (legal right of access, POS and road maintenance fee burdens on existing residents, adoption status).
