I'll avoid the "did you stay cool this weekend" comments -- but I will say we're amidst the hottest five-day period over the past decade. I think we broke single-day records on Friday and Saturday.
Down to business. Beyond the weather, this should make your blood boil. Per the city planning office, here is the official definition of the code related to this development site. The development is zoned Neighborhood Commercial, which the city defines as:
“The purpose of the Neighborhood Commercial Zoning District is to provide appropriately located areas for retail stores, offices, and personal service establishments patronized by residents of the immediate neighborhood area. To permit development of neighborhood shops and related office uses, which can be accommodated in less than 50,000 squad feet of retail area, and are in the appropriate locations shown on the Guide Plan, according to standards that minimize adverse impact on adjoining residential uses.”
I hope your jaw dropped when reading this and left you wondering how the city can support a 24-hour gas station, service center, and car wash under this zoning code. This site was never meant to support a development like this.

This fight may be a marathon, especially if the Planning Commission accepts the recommendation of the planning staff it oversees.
