Hello RiverWalk Neighbors. Thank you for your voice in support of preserving our beautiful green space, wildlife, natural habitat, and valued amenity. Through this petition, messages to the directors, and participation in board meetings, we have brought awareness to our Board of Directors and the community that we do not want construction on our green spaces. I am running in the March election for one of the four [4] director positions on our RiverWalk Board and am asking for your vote.
We have eight [8] candidates running for the four positions. They are Cora Gary, Joseph Hayes, Richard Luger, Lynne Noonan, Jordan Kitover, Pat Paradowski, Peter Reinhardt, and me. You can find a one pager on each candidate, except Cora Gary, on the RiverWalk website and in the Post Office where you can better understand their positions on this topic and others. For me, I believe we should follow our Declaration of Covenants under Special Assessments which states "A special assessment for capital improvements is subject to approval by an affirmative vote or written consent of a majority of the Owners". This is for new capital improvements and does not apply to emergency repairs to common areas from a casualty loss. I will work towards member approval when using discretionary funds for new capital improvements. My one pager follows.
- Improve Project Management by putting best practices in place for planning and tracking all current and proposed contracts which will aid the Board in planning, budgeting, and oversight throughout the life of each contract.
- Improve Communication and work collaboratively with the other board directors and our committees. I am willing to put in the time, work, and organization skillset towards a cohesive HOA board team.
- Financial Stewardship by supporting a budget cycle and timeline to aid the Board in managing our funds. Member approval should be built into high dollar discretionary spending by expanding our options of participation through enhancing communication, voting, and surveys.
- Enhance our communication methods to reach all members through email, paper letter, telephone, text, and via network for each street.
- Expand Voting Options and Participation by building on our existing Simply Vote platform. Let's expand voting to email, telephone and/or text options, adding to paper mail-in/drop-off and website online means of voting. We can promote, educate, and implement these additional voting methods which can be used for an election, information, or member survey with greater member participation.
My experience includes contracting officer representative with the federal government and am certified for contracts and purchases over the $10 million level. My experience as an operations director with oversight of multiple offices throughout Washington, D.C., Europe and Eurasia of budget, resource allocation, and performance metrics lends to a useful skillset that can be an asset for the community. My background includes being a business owner of a building and supply company for builders including Pulte and Del Webb and working with various trades and subcontractors on residential homes with HOA's. I have served on the Enforcement Committee of RiverWalk. I have a Master of Business Administration degree and a Master of Public Administration degree, as well as an Executive Certificate in Acquistion from Strayer University. As a board director, I will represent our homeowners and our investments and am always available to talk and welcome you to reach out via phone, text, email, or in person.
Thank you for your time and this effort! Best, Annette
