The Historic Preservation Board will be receptive to the following topics:
🏛️ Morris Lapidus’ Legacy - Replacing his grand architectural masterpiece with a 12 story theme-park tower destroys the art deco design Miami is most known for.
🚗 Severe Traffic Impact - Traffic is already bumper-to-bumper, and this proposal will overwhelm roads with no mitigation plan, with thousands of new visitors weekly.
📉 Property Values Will Fall A 12-story concrete tower, traffic, nonstop noise and large rowdy crowds will significantly reduce surrounding property values.
🔊 Quality of Life Declines - Residents will face constant noise, crowds, and chaos from a full-scale water park operation. The Waterpark will cast a shadow and a noisy nuisance for everyone on the boardwalk and beach.
⚠️ Dangerous Variance Precedent - Approving 11 variances for a 12 story tower opens the door and will lead to the entire Miami Beach turning into a ‘Coney Island like’ strip.
