PETITION OPPOSING THE PROPOSED DOLLAR GENERAL DEVELOPMENT

To: Members of the Planning Commission, County Commission, and Other Appropriate Local Officials

Re: Community Opposition to the Proposed Dollar General Location 1800-1900 Bearwallow Rd. Ashland City, TN
Rezoning from R1 to Commercial

We, the undersigned residents, property owners, and members of the surrounding community, respectfully submit this petition to express our opposition to the proposed development of a Dollar General store in our area specifically in the block of 1800-1900 Bearwallow Rd. Ashland city, TN

We understand that businesses can provide goods, services, and employment opportunities to a community. However, there are two dollar general locations within 4 miles away in each direction from this center location on Bearwallow Road. One being 300 Frey St. Ashland City and the other at 7507 Old Clarksville Pk. and the corner of Bearwallow Rd.

We believe this particular development may have significant and long-term effects on the character, safety, traffic, property values, and overall quality of life in our community

1. Traffic and Road Safety

The proposed store would likely increase traffic in an area that may not have been designed to accommodate the additional volume of vehicles. Increased traffic can create additional congestion, turning movements, and safety concerns for residents, pedestrians, school traffic, and emergency vehicles.

We ask that the appropriate officials carefully evaluate the impact the development would have on surrounding roads and intersections before approving the project.

2. Impact on the Character of the Community

Many residents have chosen to live in this area because of its existing character, including its residential, rural, and/or small-community atmosphere. The addition of a large commercial development could significantly change the appearance and character of the surrounding area.

We believe future development should be consistent with the existing community and should take into consideration the concerns and wishes of the residents who will live with the consequences of the decision.

3. Property Values and Quality of Life

Residents have invested substantial time and money into their homes and properties. We are concerned that the introduction of a commercial retail development could negatively affect nearby properties, particularly those located immediately adjacent to or near the proposed site.

We respectfully request that the potential effects on surrounding property values and residents’ quality of life be carefully considered before any approval is granted.

4. Existing Commercial Alternatives

Our community already has access to established businesses and retail locations in nearby areas. We question whether another Dollar General is necessary at this particular location, especially if the development would require changes to the surrounding area or infrastructure.

We encourage local officials to consider whether the proposed location represents responsible and appropriate growth for the community.

5. Increased Commercial Development

Residents have legitimate concerns about continued commercial development in areas that have traditionally been residential or rural. Once commercial development is established, it can encourage additional development and permanently change the character of the surrounding area.

We believe decisions regarding development should consider not only the immediate project but also the potential long-term consequences for the community.

6. Community Input

The people who live in this area will be directly affected by this development. We respectfully ask that the concerns of local residents be given serious consideration throughout the approval process.

We believe responsible development requires meaningful consideration of the residents, property owners, roads, infrastructure, safety, and long-term character of the surrounding community.

REQUEST

For these reasons, we respectfully request that the appropriate officials DENY the proposed Dollar General development at this location, or, at minimum, require a thorough review of its potential impacts on traffic, safety, infrastructure, surrounding property owners, property values, and the character of the community before any approval is granted.

We respectfully ask that our signatures below be recognized as an expression of opposition from members of the community who believe this development is not appropriate for the proposed location.

Thank you for your consideration of the concerns of the residents and property owners of our community.
