The Issue

As a concerned group of property owners in the North Valley area, we are vehemently opposed to the Conditional Use permit ZA2026-0024. We believe that this proposal contradicts the North Valley area plan and several of the published conditional use criteria. Our opposition is rooted in zoning-based, non-discriminatory facts, which highlight the negative impacts such a development would have on our community.

Alameda Boulevard is already a highly congested roadway, heavily utilized by residents of Albuquerque, Corrales, and Rio Rancho, especially during peak traffic hours. The current traffic volume leads to frequent delays, congestion, and safety concerns for drivers and pedestrians. Introducing a large-scale building in this area would significantly exacerbate these issues, increasing the traffic burden and creating additional safety risks for everyone.

The site for the proposed use cannot be developed without creating excessive traffic, congestion, and similar hazards. This goes against the principle that developments should blend seamlessly with the existing infrastructure without creating additional burdens on local resources. Introducing a large building with high visitor traffic contradicts the established criteria and undermines community safety and well-being.

Furthermore, this project threatens the tranquil and residential character of the North Valley, disrupting the quality of life for residents and decreasing property values. This contradicts not only our community's vision but also the intended purpose of the area's zoning regulations - to maintain a safe and harmonious living environment for all.

We urge city planners and responsible authorities to reject Conditional Use permit ZA2026-0024 in order to protect our community's interests, preserve the integrity of the North Valley's development plan, and ensure the safety and quality of life for current and future residents.
