Stop the Car Wash Across From Saratoga's Maple Ave Middle School — 542 Maple Ave
Stop the Car Wash Across From Saratoga's Maple Ave Middle School — 542 Maple Ave
The Issue
We, the undersigned residents of Wilton, NY and neighboring communities, oppose the construction
of the KNC Touchfree Car Wash at 542 Maple Ave (Route 9) and Loughberry Lake Road, and ask the Town
of Wilton to reject this project at this location.**
KNC Holdings Inc. is seeking approval to build a 2,700-square-foot, 2-bay automatic touch-free car
wash with up to 4 vacuum stations on a 1.01-acre lot at the corner of Route 9 and Loughberry Lake
Road — squeezed onto a parcel too small and too close to neighbors and the road for the use the
applicant wants to put on it.
**This is a safety issue, not just a property-values issue.** The site sits directly across Maple
Avenue from Wilton's middle school. Adding a high-turnover commercial car wash at this corner means
more traffic, more vehicles queuing and maneuvering, and more headlight/lighting spillover at exactly
the intersection our kids cross every school day — during the same morning and afternoon hours as
pickup and drop-off traffic. No independent traffic impact study has been submitted for this
application, despite the applicant's own numbers already projecting a stacking and queuing problem
at the site entrance.
**The project doesn't fit the code, and the applicant has admitted it.** To build here, KNC needed
multiple variances just to get the building close enough to the road — and stacking space for only
12 cars where Town code requires 40. In their own submitted paperwork, the applicant acknowledged
that the difficulty "could be seen as self-created." The property was purchased knowing the zoning
constraints that now require bending the rules to build this specific use.
**Groundwater and well water are at risk.** The site would draw on a well system, with a peak water
demand estimated at over 13,000 gallons a day. Multiple nearby properties have already experienced
well failures requiring redrilling. Residents at 101 and 105 Loughberry Lake Road live immediately
adjacent to the site and would bear the direct impact of runoff, noise (the applicant's own noise
study shows 65–95 decibels out to 120 feet from the wash bay), and lost quiet enjoyment of their
homes.
**This isn't NIMBYism — it's a bad fit for this specific lot.** Commercial development at this
corner isn't the objection; a 24/7 automated car wash with an admitted parking and stacking
shortfall, unresolved traffic questions, and a well-water supply on an undersized lot across from a
middle school is.
The Town of Wilton Planning Board is currently reviewing the site plan, special use permit, and
environmental (SEQRA) review for this project. **This is the public's opportunity to be heard before
a final decision is made.** We ask the Town to deny approval of this car wash at this location.
Sign this petition to tell the Town of Wilton: this is the wrong project for this corner.
