The Issue

PETITION TO OPPOSE THE 152-UNIT APARTMENT DEVELOPMENT near Highlander Point on OLD VINCENNES ROAD near the intersection of STATE ROAD 150.

To: Floyd County Commissioners and Planning & Zoning Officials

From: Concerned Residents of Floyds Knobs, Indiana

Date: [02-07-25]

We, the undersigned residents of Floyds Knobs, Indiana, strongly oppose the proposed 152-unit apartment development near the intersection of Old Vincennes Road and State Road 150.

This proposed high-density development poses significant concerns for the safety, infrastructure, and character of our community. Our objections include but are not limited to the following:

1. Traffic & Road Infrastructure

The current roads in this area are already struggling to sustain existing traffic volumes.

Increased vehicle congestion will exacerbate safety hazards, especially at the intersection of State Road 150 and Old Vincennes Road, which is already poorly optimized and dangerous for motorists.

2. Overburdened Infrastructure & County Resources

Essential infrastructure, including roads, water, sewage, and emergency services, is already heavily utilized.

Additional strain on fire, EMS, and sheriff personnel will further reduce response times and public safety.

3. Negative Impact on Property Values & Community Character

A high-density apartment complex introduces a transient population with no long-term investment in the community.

Temporary residents may have less incentive to maintain the area, potentially leading to increased property maintenance issues and declining home values.

The development does not align with the established character of Floyds Knobs, which is primarily a suburban and semi-rural residential area.

4. Increased Noise & Light Pollution

The addition of 152 units will significantly increase noise and artificial light pollution, disrupting the peaceful environment that current residents value.

5. Strain on Schools & Public Services

The local school system is already operating at or near capacity. An influx of new residents will overburden classrooms, teachers, and educational resources.

County resources, including law enforcement and emergency services, will be stretched even thinner, diminishing the quality of services for existing residents.

In light of these concerns, we respectfully urge the Floyd County Commissioners and Planning & Zoning Officials to reject this development proposal.

We stand together in opposition to this project and request a thoughtful approach to future development that prioritizes the safety, well-being, and character of Floyds Knobs.
