It's been more than awhile, Folks.
Some of you have asked me directly so I thought I would take a few moments to share my notes from last night’s (2/13/24) Neighborhood Information Meeting (NIM), in the event others were curious.
1) The housing subdivision will consist of (15) 1+ acre lots utilizing well & septic systems.
2) The subdivision segment will be situated on the Southern portion of the total (85) acre field / property. For ease of reference, it will be adjacent to Lannie Dr.
3) No road or safety improvements will be made to either Lawrence Road or US 70-A (Business 70).
4) There will be (2) driveways going into the entire (85) acre site off of Lawrence Rd. (1) driveway will be located toward the intersection of Lawrence Rd and Business 70 which will service the (2) recreational complexes (i.e., the baseball & tennis complexes) and (1) separate driveway servicing the housing subdivision. The driveway servicing the housing subdivision will be located approximately across the street from Lawrence Rd Baptist Church. There will also be (1) driveway located on Business 70 which will provide access to both the baseball and tennis recreational complexes.
5) There will be a vegetative buffer covering the length of the housing subdivision with approximately a (20) foot set back.
6) Holding ponds designed to protect water run-off from the housing subdivision to Lannie Dr residents will be as mandated by building / environmental code.
7) The housing subdivision property is in the process of being sold by the current owner (Lawrence Road Partners). The new owner and terms of the sale are presently unknown.
8) Seemingly, Hillsborough Youth Athletic Association (HYAA) is positioned to move forward with the buildout of (4) ball fields on the backside of the (85) acre site. It also seems that HYAA will be or now is the new owners of this segment of the entire (85) acre property?
9) No further information regarding the anticipated build-out of the tennis complex by the Orange Tennis Club (OTC) were provided.
What's up next?
- Approval of the housing subdivision will go to the Orange County Planning Board next which is anticipated to be during or around April 2024.
- Following the OC Planning Board hearing, the matter will then go to the Orange County Board of County Commissioners. I would imagine that would happen a month or so following the Planning Board decision. NOTE: The housing subdivision falls within the existing rural residential zoning guidelines so there is no need for a "special use" permit for that segment of the entire (85) acre property.
