Stop the 36-Acre Commercial PUD: Protect Our Water, Rural Neighborhood, and Highway Safety

A proposal is pending with the Mesa County Planning Commission to convert 36.34 acres of rural land at 5962 HWY 65 into a mixed-use Planned Unit Development (PUD). The project plans to drop a private home and a faith-based non-profit "barndominium" retreat on the West side, while building a commercial storage facility (for boats, RVs, and snowmobiles) and a future sporting goods store on the Northeast side. This development brings zero permanent jobs to our local residents, while severely threatening our shared resources and rural way of life.
Why this project hurts our community:
No Economic Benefit: This development relies heavily on rotating tourists and automated facilities. It will not bring stable, long-term jobs to our local residents.
Threatens Our Water Supply: A massive commercial water well and an RV dump station risk depleting and contaminating the shared groundwater table we all rely on.
Destroys Rural Character: Dropping a commercial tourist park into an Agricultural, Forestry, and Transitional (AFT) area creates illegal "spot zoning" and ruins our peaceful neighborhood.
Creates Dangerous Highway Traffic: The highway cannot safely handle rotating tourist traffic and oversized trailers turning across two new driveways at steep, unsafe elevations. Threatens Our Water Supply: A massive commercial water well and an RV dump station risk depleting and contaminating the shared groundwater table we all rely on.
Destroys Rural Character: This is an Agricultural, Forestry, and Transitional (AFT) zone. Dropping a commercial tourist park here creates illegal "spot zoning" and ruins our peaceful neighborhood.
Creates Dangerous Highway Traffic: Our local stretch of highway cannot safely handle rotating tourist traffic, oversized boat and snowmobile trailers, and heavy vehicles turning across two new driveways.
